Do I have to sign a 9 year commercial lease ?

In France, typically, a commercial lease can't be shorter than 9 years.
When a 9 year lease is signed, the landlord like the tenant have the right to end the contrat every three years.
Hence, you are not obligated to stay in the commercial premises and pay your landlord for the full 9 year period if you end it on year 3 or year 6.
French law allows both parties to sign a special maximum three year commercial lease called "bail dérogatoire" which has a shorter time frame.
There are no strict rules as long as the contract is signed for three years or less.
Example 1: A lease signed for one year and renewed twice.
Example 2: A lease signed for only two years.
FYI: At the end of the each lease period, you can't make your landlord/tenant stay contractually obligated.
FYI: If the tenant stays in the commercial premises for more than three years, a normal 9 year commercial lease will replace the short-term commercial lease.
You will have to wait three years to end the contrat.
